Combi vs system boiler: which is right for your home?

Replacing a boiler usually means answering one question first: combi or system? Sales sites tend to push whatever they want to sell you. Here's how we actually talk it through with customers.

The difference in one paragraph

A combi (combination) boiler heats water the moment you open a tap, no tank, no cylinder, nothing stored. A system boiler heats water in advance and stores it in a hot water cylinder, usually in the airing cupboard. Older homes may also have a conventional setup with tanks in the loft as well, most of what applies to system boilers applies there too.

When a combi wins

- Smaller homes, one bathroom. For most flats and 2–3 bed houses with one shower running at a time, a combi is the simple, efficient answer. - Space. Losing the cylinder frees an airing cupboard; losing loft tanks frees the loft (and removes a freezing-pipe risk). - Hot water that never runs out, it's made on demand, so there's no "you've had your bath, wait an hour". - Running costs. You only heat the water you use, and there are no storage losses from a cylinder cooling down.

When a system boiler wins

- Two or more bathrooms used at once. A combi makes hot water at a fixed rate, two showers running together means two lukewarm dribbles. A cylinder full of hot water doesn't care how many taps are open. - Weak mains pressure. Combi performance depends entirely on your incoming mains. If your mains flow is poor, a combi will disappoint, this is the single most common combi regret, and it's checkable before you buy. - Bigger households. Morning rush in a 4–5 bed family house is exactly what stored hot water is for. - Solar or heat pump plans. A cylinder plays nicely with both; a combi doesn't.

The conversion question

Swapping like-for-like is always the cheaper day's work. Converting, say, from an old system boiler with tanks to a combi, means rerouting pipework and removing the cylinder and tanks, which adds cost but declutters the house and can suit how you live now. It's worth doing when you're already replacing the boiler; it's rarely worth doing on its own.

There's no universally right answer, there's the right answer for your house, your water pressure, and your mornings. Be suspicious of anyone who recommends one without asking how many bathrooms you have.
